Start with the municipality where the plot lies and establish whether it is in Flanders, Wallonia or Brussels. Check regional terminology and procedures for that location. A French-language article does not mean French national rules apply.
The federal portal explains the role of planning permission and the municipality. Ask the local service for the applicable regional procedure and confirmation of documentation for your project. Belgium.be: permis d’urbanisme, information and regional links in Dutch.
Flanders: Omgevingsvergunning and Omgevingsloket
Consult the official Vlaanderen portal for information about permits, notifications and exemptions. Ask the municipality and designer to confirm the works category and competent authority. The existence of exemption categories does not mean your project qualifies.
Wallonia: permis d’urbanisme
Start with the official Wallonia procedure. Check current forms and submission instructions. Confirm the available submission method for your municipality and file. Do not assume digital processes work identically everywhere.
Brussels: check regional and local procedures
Urban Brussels presents the MyPermit platform. Check with the competent service whether that channel and procedure apply to your project. Identify property and area-specific features early.
What to prepare for the meeting
- Region, municipality and parcel identification.
- Intended use and characteristics of the proposed building.
- Documents and responses already received.
- Questions about the designer, documentation and submission.
- The person responsible for tracking the application and additional information.
Avoid: using a form found in French while assuming it suits any Belgian plot. Start with the site's region, not the form's language.
