On the federal portal, look for Baugenehmigung beantragen and select the project location. Displayed information depends on the selected region. Do not automatically use another Land’s procedure. Confirm the applicable route with the competent local authority and designer.
Prepare parcel details and a description of the building. Request checks of local conditions before finalising the solution or ordering the structure. Bundesportal: applying for a building permit.
Start with the exact construction location
Before collecting forms, identify the municipality and Land containing the plot. Set the federal portal's region to the project location, not your home address if different.
Ask the identified authority and designer to confirm the procedure, documents and who may prepare them. Do not transfer experience from another Land without checking, or interpret a simplified process as permission to ignore project requirements.
Prepare for a focused discussion
Send parcel identification, intended use, approximate dimensions and a description of your preferred solution. Separate confirmed information from options still under consideration. For a supplier's house model, ask the local designer what must be adapted.
For a ground floor with an attic level, include sections and an explanation of the spaces used. A model's commercial name alone does not describe geometry, heights or room use.
Organise submission and follow-up
- Confirm where and in what format the application is submitted.
- Assign a contact for requests for additional information.
- Keep the reference and every submitted revision.
- Clarify confirmations needed before orders and works.
- Have each change checked before implementation.
Avoid: contracting a solution assuming the authority will accept it because it was built elsewhere. Documentation must address the actual parcel and applicable rules.
What this guide does not confirm
This is an orientation guide to prepare discussions, not an assessment of your plot or a complete submission checklist. Sources were consulted on 29 September 2026. Check official information and specific requirements before making construction decisions.
For a tiny house, explicitly describe its use, location, connections and whether it is fixed or movable. Do not infer an exemption from size, material or wheels.
