A tiny house requires precise choices: the same space may serve as a bedroom, living room and workspace. Start with how you will use it, not a photograph of a compact home. Will it be a permanent home, holiday home or guest space? For how many people and for how long?
Transforming furniture: test every arrangement
Draw the table open, the bed ready for sleep and seats in use. Check whether you can still reach the bathroom and exit when every function is being used. Note where objects from the table go when it transforms and where cushions and bedding are stored during the day.
Possible regret: “To go to bed, we have to move half our belongings every evening.” Convertible furniture is only useful if its routine works for you.
Measure storage against your belongings
Inventory clothing, luggage, supplies, cleaning products and equipment. Separate everyday and seasonal items. Do not rely on outdoor storage without establishing its location, conditions and access.
Check cupboard openings with the bed or table in use. A spacious drawer is useless if it cannot be pulled out. Include a place for wet coats and shoes at the entrance.
If the sleeping area is raised
Ask for a section showing the mattress, its base and the finished ceiling. Check space for sitting, turning and getting down. Sleeping-area headroom cannot be assessed without the mattress.
Access, protection and escape arrangements must be designed for the actual users. Discuss night-time use, children and reduced mobility. A steep ladder in a photograph is not a suitable solution for everyone.
Water, air and equipment in a small volume
Discuss ventilation, heating, summer comfort and services with the designers. Choose appliances before finalising furniture and leave required maintenance access. Decide whether connections will be permanent and which site-specific solutions are confirmed; a system described as off-grid will not necessarily work in every situation.
Check equipment noise beside the bed and simultaneous use of the kitchen and bathroom. Ask for the offered systems' capacity and limitations to be explained for the intended number of people and seasons of use.
Site and transport: clarify before ordering
Decide whether the design is fixed or intended to be moved and obtain technical requirements for that specific version. Check the route, access, manoeuvring, unloading and site preparation with the supplier. Do not assume a trailer can reach everywhere a car can.
In Romania, small dimensions or wheels are not proof of exemption from authorisation. Classification and procedures must be checked for the actual solution and site with the competent authority; the general framework is Law 50/1991. For other countries, check local rules. If public-road transport is intended, separately confirm the applicable transport conditions.
What to send for the first discussion
- Locality and information about site access and land.
- Permanent or seasonal use, number of occupants and specific needs.
- The fixed or movable version under consideration.
- Available connections and responses already confirmed.
- Essential furniture and equipment.
- Existing documents and unresolved questions.
Do not choose by floor area alone. Ask how a whole day works in the proposed arrangement, including cooking, showering, working and sleeping.
